From there, your team of designers will create a design concept, begin initial space planning, and explore solutions for meeting the project's goals.
Schematic Design
We start by doing a deep dive into your hotel, from the existing conditions of the physical space, to your goals, problem areas, and preferences. We immerse ourselves in your ideal guest experience, and explore different avenues to realize that vision. We then compile everything into a detailed program that clearly states the goals, needs, and restrictions for the project.
Programming
Construction documentation is then completed and handed over for contractor bidding and permitting.
Renderings will be completed to showcase the final design and promote the upcoming build or redesign of your property.
Construction Documentation
Once the design has received final approval, our procurement team takes over and coordinates everything from purchasing, delivery, and installation.

Construction Administration
Your design team will participate in OAC calls, site visits, punch lists, and any other coordination required with other members of the project. Here they solve issues that may arise, and ensure the design is being completed as intended.
Finally your team of designers will be on site during delivery and installation of FF&E to ensure nothing is missed and will complete final styling to ensure the project is ready for the final walkthrough and approval.
Installation & Styling
Upon approval, we move into the nitty-gritty details of the design. Space plans, finishes and materiality, and FF&E selections are finalized.

This ensures no lengthy VE process that will compromise the design and put your project behind schedule. We do it right straight 0ut of the gate to avoid any confusion or setbacks, and keep the project transitioning seamlessly from designing to purchasing.

Speaking of purchasing, we like to keep things honest. We never fluff our numbers to make sure we max our your budget. We charge a 5% flat markup on all goods purchased and then a 5% procurement fee because we think it just shouldn't be done any other way. You are trusting us with your budget, and we take that very seriously. Your money is meant to pay for your space, not to fill our pockets.

From sourcing to delivery, our expert team ensures seamless coordination and communication, working closely with trusted suppliers to secure the finest materials and furnishings for each project. We work directly with you to coordinate purchasing timelines, delivery and installation dates, and a financial purchasing schedule so you will never be surprised by an unexpected invoice.
